Inspection Unlocked: Navigate it Like a Pro

The home inspection is often the most nerve-wracking part of the process. That detailed report feels like a list of everything wrong with the house—but it doesn't have to be a deal-breaker. Instead, the inspection can be used as a guide to help you understand your new home and the maintenance it requires.
Together we will work on teaching you how to look past the cosmetic and focus on the critical items that protect your investment. A home inspection is a general inspection that gives you information on the house. An inspector is not an expert in certain areas like plumbing, HVAC, roofing, etc. If there is a significant issue, we can bring in a rebuttable contractor who has expertise in each area to give you further information.

This is all about protection and perspective:
Red Flags Decoded: Learn to differentiate between minor maintenance (a loose faucet) and major system failures (a failing roof or HVAC). We will discuss which issues warrant a walk-away and which are simply negotiation points.
The Repair Request Strategy: Should you ask for the seller to fix it, or ask for a credit? We will discuss the negotiation tactics that save you the most money and stress.
The Appraisal Effect: We'll explain how the lender's valuation of the home relates to the inspection and how we handle any gaps that could jeopardize your loan.
Every house has their issues, but we work together to determine what needs to be addressed and what are easy fixes. I’m here to make one of the more stressful parts of a transaction as smooth as possible.
