From Contract to Closing: Your Essential Seller Checklist

Imagine it: your home is under contract—yay! The final stretch involves several key logistical steps that ensure a smooth hand-off to the new owners.

To help you move out with peace of mind, here are three essential areas we focus on during the final 10 days of the closing process:

Focus 1: The Final Walkthrough Standard

The buyer will conduct a final walkthrough right before closing. This is not another inspection; it's to ensure the home is in the same condition as when they viewed it, and that agreed-upon repairs were completed.

 

Focus 2: Fixtures and Property Items

Confusion over what stays and what goes is a common closing day snag. We prevent this by being clear from the start.

The Rule: If it's attached to the house (light fixtures, bathroom mirrors, built-in shelving), it generally stays unless specifically excluded in the contract. If you have questions if something should stay, reach out to me to discuss.

My Advice: If you plan to take something, remove it before the professional photos are taken to avoid any potential disputes later.

 

 

 

 

 

Focus 3: Your Closing Day Paperwork

The closing table is where you officially sign over the title. In attorney states, sellers do not go to closing, but will meet with the attorney prior to closing to sign all documents. In non-attorney states, you will go directly to the title company on the day of closing and I will be there to guide you through the final settlement statement, ensuring all your credits, deductions, and final costs are accurate before you sign.

The transaction doesn't end until the funds are wired and the title is transferred. My commitment to you goes beyond closing. I manage the final details so you can focus entirely on your move.
