7 Days Out: Final Declutter: Confirm what is staying and what is going. Hire professional movers (book them early—their calendars fill up fast!).
4 Days Out: Deep Clean Strategy: Book a professional cleaning crew to come after you move out but before the buyer's final walk-through. Even though you are only required to have the home broom clean, this keeps the new owner happy and ensures a flawless handoff.
1 Day Out: Essentials Box: Pack a clearly marked, easily accessible box with absolute necessities (toiletries, medications, phone chargers, coffee maker, paper plates, contracts, and cash/cards). This prevents frantic searching on day one.
Closing Day Coordination: If closing on both homes on the same day, we coordinate the closing times to allow you time to get funds wired and move to the second closing. Never schedule closings too close together.
Store Your Items Overnight: To avoid all the stress, it always help to close on your sale the day before so there is ample time to wire the money and give the buyer’s time to do a final walk through. Then you can close on your new home earlier in the day and have the movers meet you there in the afternoon.
The goal is to ensure your move-out is complete before the new buyer’s final walkthrough, and that your move-in is celebrated, not stressed.
