While tempting to shop for your dream home first, I almost always advise clients to Sell First. Here’s why this sequence is your secret weapon against stress:
 

1. Financial Clarity: Selling first gives you the exact amount of equity you'll receive. This allows you to set a clear, confident budget for your next purchase, eliminating guesswork.

2. Negotiation Power: You become a non-contingent buyer, which is gold in a competitive market. When you submit an offer on your next home, you don't need a contingency to sell your current house—sellers prioritize these offers.

3. Stress Reduction: The primary financial pressure is relieved. You can take your time shopping without worrying about carrying two mortgages or a last-minute sale deadline.

The Safety Net:
Rent-Back Agreements and Longer Close Dates

"But where do I live?" That's where we use a Rent-Back Agreement. This allows you to close the sale of your current home but remain living there as a temporary renter for up to 60 days. This buffer gives you the time you need to find and close on your new home without the chaos of a same-day move.

You can also do a longer closing to allow you time to find a home that you can close on prior to closing on your current home. This makes your offer more desirable with a home close contingency vs. a home sales contingency.
